YAH <br />PARKING AND SITE CIRCULATION <br />Parking requirements for the development are established per City Zoning Ordinance, Section 3 <br />General Requirements, Subdivision 5 Off - street Parking. The site is zoned SC - Shopping Center <br />and under Para. F - Number of Spaces Required item 16 states, "Shopping Centers. Five and <br />one -half (5 1 /z) spaces per each one thousand (1,000) square feet of gross leasable floor area <br />(exclusive of common areas)." Para. F - Number of Spaces Required item 15 states "Retail <br />Store and Service Establishment. At least one (1) off - street parking space for each two <br />hundred (200) square feet of floor area." <br />APPLICANT is proposing to provide 1,747 parking stalls for 306,400 sf of mixed use Shopping. <br />Center or a parking ratio of 1 space per 175 square feet of floor area. <br />Site internal circulation will be obtained via the Apollo Drive extension into the site and the <br />secondary access off Lake Drive. Truck deliveries will be directed to enter and exit at the Lake <br />Drive access points. <br />Trash containers are proposed to be fully contained within the building footprints. The <br />SuperTarget has an external cardboard bailer /trash compactor in the loading dock area. This <br />area will be screened from the residents to the north by landscaping and a split face modular <br />block screen wall. <br />Pedestrian traffic between retail centers will be addressed by the installation of sidewalk along <br />the front of each retail center and walkways will tie between shops and the SuperTarget Store. <br />Applicant will continue to work with city staff to coordinate connections to neighborhood and <br />local /regional bike trails. <br />A regulatory sign package will be submitted for staff review and approval prior to issuance of a <br />building permit. <br />UTILITIES <br />City services are available to the site. Presently, a sanitary sewer main parallels Lake Drive on <br />the east side of the right -of -way. Applicant intends to construct manholes over the existing <br />main and branch easterly with new 8" diameter main at two locations; one near the southwest <br />corner of the parcel at Apollo Drive and the second at the secondary access point along Lake <br />Drive. <br />Existing city water main is also readily available to the site. A new 8" diameter site water main <br />with fire hydrants will be looped around the proposed buildings. This new main will tie into the <br />existing city main near the two sanitary sewer connections stated above along Lake Drive, as <br />well as tie in to the 77th Street water main. City Engineer was contacted to provide hydrant <br />flow tests near the site to APPLICANT'S engineer so that a determination on fire flow booster <br />pumps will be needed for proposed building's fire protection sprinkler systems. <br />Applicant will provide easements for the City over the new water and sewer mains. <br />PARSONS <br />TRANSPORTATION GROUP <br />Barton -Aachm o • De Leuw.
