CYAN <br />SUBDIVISION <br />APPLICANT is requesting preliminary plat approval. The preliminary plat addresses lot <br />subdivision, right of way dedication, utility and drainage easements, and outlots. <br />In accordance with City Zoning and Subdivision Regulations (Platting), APPLICANT intends to <br />provide cash inlue of of land contributions to meet parkland dedication requirements. The <br />proposed development is 306,400 square feet. The park fee is set at $200 per 1,000 square <br />feet of structure or for the Lino Laked Marketplace project the APPLICANT will pay $61,280.00. <br />APPLICANT will prepare all cross easements, ingress /egress easements and site maintenance <br />agreements for all properties. <br />EASEMENTS <br />The following easements will be dedicated. <br />a. Standard drainage and utility <br />b. Cross access <br />c. Ingress /Egress <br />d. Right of Way <br />REQUEST APPROVAL SUBJECT <br />TO THE FOLLOWING STIPULATIONS <br />1. Building materials and colors for all buildings to be submitted for staff review <br />before the issuance of a building permit. <br />2. APPLICANT maintains the water quality ponds. <br />3. APPLICANT obtains Rice Creek Watershed District approval prior to the issuance <br />of a grading permit <br />4. APPLICANT submits final drainage calculations to verify storm water runoff and <br />catch basin numbers and locations prior to issuance of a grading permit <br />5. APPLICANT obtains appropriate demolition permits for building removal. <br />6. APPLICANT dedicates the following easements: <br />a. standard drainage and utility <br />b. ingress and egress <br />c. cross easements <br />d. right of way dedications <br />7. APPLICANT submits a grading bond before the issuance of a grading permit and <br />landscape bond before the issuance of a building permit. <br />8. APPLICANT submits a site regulatory sign package for staff review and approval <br />before the issuance of a building permit. <br />9.
