The <br />information herein is intended to satisfy your request for additional information, <br />and allow the request to be heard at the next available Planning Commission <br />meeting. The following is in response to the four items outlined in the letter: <br />1. Construction plans for streets and the necessary bridge have not been <br />provided including details on extension of sanitary sewer and water <br />service under said bridge. <br />The site layout sheet of the submission shows the layout for the street and <br />bridge as well as proposed location of waterline, sewer and lift station. <br />Construction details such as road section details, pipe orifice sizing, catch <br />basin details and bridge construction details will be submitted to the City <br />and be approved prior to the release of the final plat as customarily <br />required. Submission of construction plans, specifications and details at <br />this time would not be appropriate, considering that the preliminary <br />layout, variances, MUSA allocation, comprehensive plan amendment and <br />rezoning has not yet been approved. <br />2. The submitted plans do not include storm water runoff calculations or <br />identification of 100 -year flood elevations. <br />Storm water runoff calculations have been attached for your information. <br />The 100 -year flood elevation is at 887.6. <br />3. The application does not include wetland mitigation and replacement <br />plans, assuming that the bridge will encroach into existing wetland <br />areas. <br />The development as proposed anticipates a bridge the entire length of the <br />wetlands delineated, therefore the project will not encroach on any <br />existing wetland areas. <br />Archaeology <br />
