The request also requires <br />approval of a Comprehensive Plan Amendment to allocate MUSA to the site and a <br />Rezoning from R, Rural District to R -1X, Single Family Executive Residential District. <br />The site is located adjacent to and south of Birch Street and a quarter mile west of <br />Centerville Road. <br />This review is based on the following submittals prepared by Pioneer Engineering, dated <br />March 6, 2002 and received by the City on March 11, 2002: <br />Preliminary Plat <br />Existing Conditions Plan <br />Preliminary Site and Utility Plan <br />Preliminary Grading and Erosion. Control Plan <br />.Detail Sheet . <br />And <br />Preliminary Landscaping Plan prepared by Pioneer Engineering, dated March 7, 2002, <br />and received by the City on March 11, 2002. <br />Wetland Delineation Report prepared by Barr Engineering, dated August 16, 2001, and <br />received by the City on March 27, 2002. <br />Geotechnical Report prepared by American Engineering Testing, Inc., dated February 28, <br />2002, and received by the City on March 27, 2002 <br />Wetland Replacement Plan prepared by Barr Engineering, dated March 2002, and <br />received by the City on March 27, 2002. <br />
