The City has established a curbside recycling program. All commercial and residential <br />haulers are required to offer recycling Typical recyclable materials include plastic bottles <br />and certain other plastics, newspaper, glass, aluminum/metal cans, corrugated cardboard, <br />household batteries, magazines, catalogs and other paper products. Some haulers accept <br />used motor oil and automotive batteries in addition to the curbside recyclables. <br />b. Identify any toxic or hazardous materials to be used or present at the site and identify <br />measures to be used to prevent them from contaminating groundwater. If the use of <br />toxic or hazardous materials will lead to a regulated waste, discharge or emission, <br />discuss any alternatives considered to minimize or eliminate the waste, discharge or <br />emission. <br />No toxic or hazardous materials are expected to be used or present as part of the <br />commercial/office or residential developments. Some toxic materials may be sold through <br />retail businesses and approved methods of handling, storage, and disposal of these materials <br />will be required. <br />c. Indicate the number, location, size and use of any above or below ground tanks to store <br />petroleum products or other materials, except water. Describe any emergency <br />response containment plans. <br />A Phase I Environmental Site Assessment was completed for the site in May 2003. A <br />complete copy of the Phase I Report is available for review at the Lino Lakes City Hall. <br />The assessment revealed the following environmental conditions in connection with the <br />site: <br />• Two above - ground storage tanks, likely holding petroleum products, are currently <br />located and in use along the north end of the site; <br />• An area of cars and miscellaneous vehicles are located on the northeastern portion <br />of the site; and <br />• The northern portion of the site has been used as a sandblasting facility for <br />approximately 25 years. <br />The above - ground storage tanks will be removed as part of the development and remedial <br />action will be taken if necessary. Further evaluation of the soils in the vicinity of the above- <br />ground storage tanks and the vehicle storage area will be conducted to determine if any <br />petroleum releases have occurred or whether past land uses may have adversely impacted <br />the soils on the site. <br />The proposed commercial and residential developments are not expected to have petroleum <br />or oil storage tanks. The land uses associated with the commercial development are <br />expected to be retail and/or restaurant types of uses. <br />21. Traffic. Parking spaces added 1,352 . Existing spaces (if project involves expansion) 275. <br />Estimated total average daily traffic generated 11,839.
