of the property. Three elms shown as save trees should be removed. One of the <br />elms is dead and the other two trees are hazards. There are 4 ash trees on the <br />NW side of lot 2 that might be saved. The proposed grading plan shows a <br />drainage swale in this area. The city engineer should look at this to see if the <br />grading can be modified to save the trees. <br />A landscape plan is included in this packet as Attachment 8. We require 1 <br />boulevard tree per city street frontage per unit. The developer should escrow <br />dollars to cover this cost. The developer is planting many more trees on the <br />proposed lots. Placement of the trees on platted lots should give enough room to <br />place the City boulevard trees in an area free of underground utilities. Suggested <br />changes in species include: <br />• Change Black ash to Green ash or one of the native oak species. <br />• Colorado spruce to White spruce <br />• Austrian pine to White or Red pine. <br />• Autumn applause to Northern pin oak. <br />Parking seems to exceed the required number of stalls by 80 (Attachment 9) <br />There is no lighting plan submitted yet. <br />Options: <br />1.
