This letter
indicated that the runoff from the proposed development would contribute to an existing
pond just east of the site. Schoell and Madson Inc. reviewed the pond calculations for the
existing pond and confirmed that the pond had been designed to include the above stated
parcel at full development. Below is a recap of the original letter dated Oct 28, 2003
along with additional supporting evidence.
General Project Description
The proposed project consists of 46 attached residential units within a project area of 4.05
acres.
The project area is located just east of Lake Drive and north of Aqua Lane. Refer to the
attachment for the project location map.
Stormwater Management
Existing Conditions
The site is flat with a maximum difference in elevation of only five feet. Currently, the
site is used for agricultural purposes and several buildings occupy the site. The majority
of the site drains to one of four catch basins located on Aqua Circle. The remainder of
the site sheet drains to a swale on Lake Drive or Aqua Lane. The storm sewer on Aqua
Circle discharges to a stormwater pond just east of the proposed project.
Affirmative Action Equal Opportunity Employer
10580 Wayzata Boulevard, Suite 1 • Minneapolis, MN 55305 -1525
Office (952) 546 -7601 • Fax (952) 546 -9065
