Proposed Conditions` <br />This project proposes 46 attached residential units. When the development adjacent to <br />the proposed project was built, the stormwater pond was sized to incorporate this project <br />site, assuming full development. Schoell and Madson, Inc. received the stormwater <br />calculations and a grading plan for the adjacent site. The total area contributing to the <br />pond was verified to be 19.5 acres. Refer to Exhibit "D ". The CN used in the <br />calculations was 85, which is consistent with townhomes with hydrologic group "B" <br />soils. An exact impervious /pervious analysis also was prepared for the proposed site. <br />Refer to Exhibit "A ". The pond volume stated in the report was also verified to be <br />accurate. The dead volume was confirmed to be 1.93 acre -ft and the storage volume <br />confirmed to be 5.0 acre -ft. This report, prepared by R. Nelson Engineering, is attached. <br />Schoell and Madson, Inc. has also prepared a HydroCAD model of the site.
