Planning & Zoning Board <br />Legacy at Woods Edge <br />December 12, 2003 <br />nature (vertically integrated, mixed -use.) The applications of brick and stucco/hardi -board are <br />also too varied and do not tie the building together as coherent whole. <br />It is recommended that the building design be further refined and perhaps simplified. It is also <br />recommended that the two major wings of the building be detailed more independently so as to <br />more effectively mitigate the appearance from the parking area and the park of a single, long <br />facade. The buildings inherent design provides an opportunity to develop two distinctive yet <br />coordinated facades. <br />City Advisory Board Reviews <br />Environmental Board The Environmental Board reviewed the EAW on November 6, 2003 and <br />reviewed the development plans on December 3, 2003. Preliminary comments from the board <br />will be forthcoming. <br />Park Board. The Park Board has not reviewed the project at this time. <br />City Department Reviews <br />CEPTED. A preliminary CEPTED review was completed and is attached for your review. <br />Public Services Community Development staff is working with the public services <br />department on issues related to maintenance, snow plowing etc. Some minor design changes can <br />be expected to address their concerns. Staff is anticipating addressing maintenance impacts as <br />part of the overall approval process. <br />Centennial Fire Department Community Development staff is working with the Centennial Fire <br />Department to address Emergency Vehicle Access and routing. Some street design changes can <br />be expected to address their concerns. <br />Agency Reviews <br />Rice Creek Watershed District (RCWD). A RCWD Land Development permit is required for <br />the proposed project. The project is scheduled to be reviewed by the RCWD Board on <br />December 17, 2003. <br />Anoka County Plans have been forwarded to Anoka County for review. Conditions of approval <br />will include the requirements set forth by Anoka County. <br />Minnesota Department of Transportation (Mn/DOT) Plans have been forwarded to Mn/DOT <br />for review. Conditions of approval will include the requirements set forth by Mn/DOT. <br />13 <br />
