Agenda Item 5A <br />Environmental Board Meeting Date: March 31, 2004 <br />Topic: Fox Den Acres /Preliminary Plat Review <br />Background: Royal Oaks Realty submitted application for Preliminary Plat <br />Consideration of Fox Den Acres Subdivision on March 11, 2004. The area is in <br />the MUSA and guided for low- density sewered residential and a growth staging <br />timing between 1998 and 2010. The total proposed Fox Den Acres boundary <br />area is 50 acres. The total upland area listed is 38.16 acres. The total proposed <br />wetland area is 11.8 acres. The proposal maps 64 single - family lots. The single <br />family lots account for 36.81 acres or 73.62% of the total land area. The <br />developer is proposing a park land dedication of 5.14 acres. The streets account <br />for 8.05 acres or 16.10 %. The average lot size is 0.57 acres. The density is <br />1.28 lots per acre. On the Certificate of Survey exhibit, Parcel "A" is zoned R -! <br />(Low density). Parcel "B" and "C" are zoned R. Tree Inventory <br />Analysis: <br />Site Vegetation <br />The site inventory lists 2337 trees on the site. The MLCCS inventory in <br />this area was a bit inaccurate for this site. For the most part, higher density <br />hardwoods (oaks, hackberry, red maple) are confined to areas to the NE, with <br />sporadic areas to the far East and far North. I have included Attachment 9 so <br />that you can get a feeling for where the tree types are. The developer has <br />submitted a tree preservation plan.
