The main part of the development would occur on the island, and include the construction of
a bridge over wetlands /lake to get to the island. Because of this, there is concern for impacts
on the wetlands and lake. This is addressed several items of this EAW.
10. Cover types. Estimate the acreage of the site with each of the following cover types before and after
development:
Before After Before After
Types 1 -8 wetlands 21.85 21.85 Lawn/landscaping 0 0.23
Wooded/forest 8.87 7.05 Impervious surfaces 0 1.35
Brush/Grassland 0 0 Stormwater Ponds 0 0.24
Cropland 0 0 Park and Playground 0 0
TOTAL
If Before and After totals are not equal, explain why:
30.72 30.72
11. Fish, wildlife and ecologically sensitive resources
a. Identify fish and wildlife resources and habitats on or near the site and describe how they would be
affected by the project. Describe any measures to be taken to minimize or avoid impacts.
Wildlife that would be typically found on this site are hardwood forest mammals,
songbirds, and wetland fauna populations such as small mammals, fish, reptiles, and
amphibians typically found in wetland and small wooded areas. Any immediate impact
on wildlife populations would be due to activities associated with construction such as
tree cutting to be performed for the road alignment, home placement, and bridge
construction.
This would include about 1.8 acres of tree clearing on the island and on the peninsula lot.
The island is about 7.4 acres gross with 4.8 acres of upland. The peninsula lot has about
0.9 acre of upland and 4.0 gross acres.
Item 16 of this EAW discusses erosion control during construction. Item 17 discusses
surface water management.
Several areas of the site are proposed for protection through the establishment of private
covenants and public easements, which would be included in the development agreement
with the City.
Some residents have raised a concern about the impact of the project on migrating eagle
populations. The project site includes 5.8 acres of upland. Because the site is small
compared to the adjacent 2600+ acres of regional park reserve, it is unlikely that the
project will affect eagle migration.
Environmental Assessment Worksheet Page 6 Pheasant Hills 126 Addition
