Description: <br />a. Provide a project summary of 50 words or less to be published in the EQB Monitor <br />The project includes eight single family lots. Much of the 30.7 -acre property is wetland <br />or below the ordinary high water level of Wards Lake. Seven lots would be on an island <br />that has 4.8 acres of upland. One lot, with one acre of upland, would be on the mainland. <br />The project would be served with municipal sewer and water and a private drive across a <br />bridge to the island. <br />b. Give a complete description of the proposed project and related new construction. Attach additional <br />sheets as necessary. Emphasize construction, operation methods and features that will cause physical <br />manipulation of the environment or will produce wastes. Include modifications to existing equipment <br />or industrial processes and significant demolition, removal or remodeling of existing structures. <br />Indicate the timing and duration of construction activities. <br />The proposed project, Pheasant Hills Preserve 12th Addition, is a single family detached <br />residential development located in Lino Lakes, Minnesota . The project includes eight <br />lots and a bridge to access seven of them. The subject property includes 30.7 gross acres. <br />The entire property consists of 8.9 acres of upland and 21.8 acres of wetland. Seven lots <br />are proposed on an island that has 4.8 acres of upland. Another lot with one acre of <br />upland is on the mainland. A bridge is proposed to provide access to the lots on the <br />island. Another three acres of upland within the property boundary is separated by water <br />and is not proposed for development as part of this project. The site is in a shoreland <br />management overlay district (see Item 14). <br />Municipal sewer and water service is available to serve the project. The street and <br />utilities crossing the bridge and on the island would be privately owned and maintained. <br />Individual homes are expected to be developed within 2 -3 years as lots are sold.
