• <br />• <br />Agenda Item 5A <br />Environmental Board Meeting Date: <br />Topic: Fox Den Acres <br />Background: Fox Den Acres submitted preliminary plat to the Environmental <br />Board for review on March 28th 2004. The following recommendations were <br />made at the March 28th meeting: <br />The Environmental Board recommended that this plat be denied under the current <br />zoning, that this would be an excellent property to develop with a greenway <br />corridor. (If approved than other considerations of Environmental Board and Staff <br />should be looked at). <br />The following recommendations were made: <br />Recommend this development be considered as a PUD and /or Conservation <br />Development that would allow for variability in lot sizes and street widths. <br />Suggest that the developer work with the Saddle Club site, or look at purchasing the <br />Saddle Club site, for developing together with the Fox Den Acres site, so that the two <br />sites could be planned concurrently. <br />• That the proposed NURP ponds and infiltration ponds be evaluated for adequate <br />separation and filtration to the seasonally high water table. <br />That the developer works with staff to identify trees that can be saved in buffer areas <br />and designated clear areas. <br />That the development should allow for the creation of a greenway corridor from the <br />South West corner to the South East corner, and up along the East side of the <br />property. <br />No soils should be imported or exported without City approval. <br />Soil protection areas should be designated and fenced off. <br />Rock entrances should have additional stockpile of rock on hand to top dress <br />entrances when initial rock entrance fills. <br />Storm water from roofs and back yards should follow some sort of a designed <br />treatment train before water flows into existing wetlands. <br />The developer should be required to use the City native seed mix, in NURP and <br />infiltration pond restoration -work. That the seeding of these areas be accomplished <br />with the services of an approved contractor that is knowledgeable in native plant <br />restoration. That the developer be required to hire such a native plant contractor to <br />manage the restoration areas for a minimum of three years. <br />
