Recommendation: <br />Recommend conditional approval. Conditions should include a willingness of the <br />developer to work with the City on investigating the Conservation Development <br />approach as an alternative approach to his Preliminary Plat. This condition <br />should not be a burdensome effort for the developer in terms of time in particular. <br />I would recommend the services of Jeff Schoenbauer of Brauer and Associates <br />to assist the City with this alternative approach. Other conditions should include <br />Rice Creek Watershed District approval, proof that surface water ponds and <br />infiltration areas will safely work, and recommendations of the March 28, 2004 <br />Environmental Board Meeting. <br />Attachments: <br />1.
