• <br />• <br />AGENDA ITEM 5A <br />STAFF ORIGINATOR: Marty Asleson <br />DATE: February 23, 2005 <br />TOPIC: Apollo Landing /Equinox Development/Environmental Site Plan <br />Review <br />BACKGROUND: <br />The site is zoned Rural, proposed to be General Business. The SE corner of the <br />proposal is located in MUSA. The site would be serviced with sewer and water. The <br />total site area is 8.01 Acres. The required minimum pervious are for General Business <br />is 25 %. The proposed is 29.5 %. The Maximum impervious area allowed for General <br />Business is 75 %. The proposed is 70.5 %. The proposed structures on the site include <br />a hotel, a retail /office /commercial building, and a restaurant. The required parking for an <br />80 unit hotel is indicated as 98 spaces. The developer is proposing 100 spaces. The <br />required parking for the retail /office /comercial is indicated at 153 spaces with 186 <br />proposed. The required parking for the restaurant is indicated as 71 spaces, with 54 <br />spaces and 17 shared with Tots 2 and 4. The maximum structure heights are indicated <br />as 45 feet. <br />Existing Conditions <br />1. Vegetation: <br />• MLCCS is depicted on Attachment 8. Attachment 8 shows a number of <br />classifications for the site. In terms of the City Open Space Plan, there is <br />one unique segment that overlaps into the development on the North side. <br />That is the "Oak (forest or woodland) with 4 -10 percent impervious" <br />classification of the MLCCS. This is an isolated eco -patch that is not <br />associated with greenway /trails. Non -the less it is unique. The rest of the <br />site is indicated as long grasses and forbes on upland soils. <br />• The Tree inventory (Attachment 7) from the developer pinpoints the <br />location of individual trees within the "unique" polygon of the MLCCS. <br />There are 60 or more "significant size" oak trees on the site. <br />2. Soils <br />• All of the site soils are classified as upland with good infiltration capability. <br />3. Wetlands <br />• There are no wetlands on the site <br />4. Floodplain <br />• There is no flood plain on the site <br />
