• <br />• <br />• <br />5. Rare Species <br />• There are no known rare species of plant or animal known on the site. <br />6. Greenway Considerations <br />• The Open Space and Greenways Plan shows no proposed linear <br />connections directly associated with the site. The plan does show a <br />proposed City linking trail along Lilac Street(Attachment 9). <br />Site Analysis <br />1. Surface Water : There are 5 ponds proposed for the site. Pond 1 exists as <br />the smaller pond depicted on the Attachment 4 drawing. Almost all of the <br />water flowing off the site goes to Marshan Lake via County Ditch 10. A small <br />amount of pre- existing water on the North side may go to George Watch <br />Lake. All of the water is proposed to go through ponds connected by pipe to <br />a storm sewer pipe on Apollo Drive. The following suggestions are made: <br />• Grade Plan calls out for ponds to be dug after construction of <br />infrastructure, and than protected from compaction. At least pond 1 <br />should be constructed before construction as part of NPDES program. <br />All of the pond areas should be protected with fence prior to <br />construction to avoid compaction. <br />• Look for additional ways to infiltrate water. Parking lot swales /rain <br />gardens, and perforated pipe connecting ponds are suggestions. <br />• Infiltration ponds should be designed with organic filtration bottoms. <br />• BMP NPDES plan should be submitted and accepted by the city as <br />acceptible. <br />• Water volume calculations are not verified yet. <br />2. Trees <br />The Tree Preservation Plan is inadequate. It is not indicated on the <br />plan which trees are planned for removal and which trees are planned <br />to be saved. One can assume that the trees would be removed in <br />building and parking lot spaces. The isolated eco -patch of oak <br />woodland would almost be totally eliminated. A few remaining edge <br />trees would be saved. It appears there are two proposed existing -oak <br />island -trees proposed. The size of this island should be large enough <br />to support the trees. At least 1.5 feet of root -zone area should be <br />provided for each inch of tree diameter. All remaining trees proposed <br />must have tree protection fence at the same distance requirement. <br />3. Landscaping <br />• The Landscape Plan is inadequate. <br />
