• <br />• <br />• <br />AGENDA ITEM 6A <br />STAFF ORIGINATOR: Marty Asleson <br />DATE: April 27, 2005 <br />TOPIC: Settings of Woods Edge <br />BACKGROUND: The Settings of Woods Edge is part of the Village of Woods <br />Edge property that was reviewed in 1999. At that time the Environmental Board <br />reviewed an EAW for The legacy of Woods Edge Development. The Council <br />approved the EAW with a no- significant impact vote. Subsequently, as part of <br />the Village Development, Hartford Group Inc. is submitting a proposal to develop <br />the town home area of the Village using Town and Country Homes as builders, <br />and Landform for the Civil engineering and landscaping. <br />The proposed plan calls for 157 condominium units on 11.09 acres. The site is <br />proposing 61.6% impervious and 38.4 % pervious. This is a sewer /water project, <br />i.e. no septic. <br />Analysis: <br />Surface Water <br />Surface water for this site is designed into the Village overall design. There are <br />2 ponds designed for this part of the Village (Attachment 3). There is a 10 <br />wetland buffer proposed. In addition to the 10 ft buffer there is a retaining wall <br />that is proposed with another 10 to 45 feet separating the wetlands from the <br />project. There is a pond access trail for pond 3. There is not a pond access <br />shown for Pond 1. Pond access on Pond 1 should be shown. <br />Erosion Control <br />Under the Erosion Control Notes of Attachment 5, language should include <br />that all NPDES requirements will be met. In relationship to this, a detailed <br />Storm water Pollution Prevention Plan must be on site, as well as <br />inspection reports for weekly, and post rainfall events. Location of this <br />plan and the inspection reports must be indicated on the plan. There is no <br />discussion of storm sewer protection in the plan. The developer must provide a <br />detail on storm sewer inlet protection. Floc socks or other protection devices <br />must be indicated and utilized.
