In <br />addition, a clean -out area for cement trucks should be shown on the plan. <br />Permanent erosion control should include the City native seed mix in <br />buffer, pond and areas outside the retaining wall. <br />Grading <br />All grading in pond and buffer areas should be done with low impact track -type <br />equipment and fenced off after initial grading to prevent further compaction. All <br />soils on sodded green areas should be roto - tilled as deeply as possible. <br />All top soils should be toughly incorporated into subsoil to prevent <br />interface issue. <br />Landscape Plan <br />Sodded areas are indicated by the shaded areas on the Landscape Plan (Attachment <br />8). All sodded areas must be irrigated and shown on the plan as such. <br />All seeded areas with sod -seed must also be shown as irrigated. All areas on the <br />east side in the buffer areas and pond areas should use the City Native seed mix <br />specifications. All sodded and seeded turf areas should be thoroughly tilled to <br />loosen compacted soils, and top soils incorporated into the subsoil so that soil - <br />interphase is not present. This language needs to be incorporated into the Notes and <br />written into the contract specifications. <br />The plan calls for an Interesting selection of plants. I would suggest substitutions for <br />Greenspire Linden and White Fringetree. Greenspire lindens are a little leaf linden <br />and marginally hardy. White Fringetree is not zoned for Minnesota. <br />Tree Protection <br />A tree preservation plan is not presented as it should be in the submittal. The <br />application package should show all significant trees, the significant tree <br />diameters, and species. This information should be placed on the grading plan. <br />Significant trees within 25 feet of the property line, bordering the regional park <br />should be located. The root zone areas of these trees come on to the development <br />property. The plan should show all tree protection measures to be taken such as <br />fence locations for protecting remaining trees, and procedures to avoid oak wilt <br />and construction damage to remaining trees and adjacent property trees. <br />Land cover <br />The Lino Lakes MLCCS shows a transition of vegetation from Oak forest on the South <br />to Tamarack Swamp (off the Site) to the East. The Tamarack swamp was degraded in <br />the 1960's when the highway came through. This Tamarack area has a high potential <br />for restoration in the future. The development appears to have no impediments to <br />this restoration idea. The oak woodlands for the most part start in the project area on <br />the South and go into the Regional Park. Efforts to maintain integrity to this woodland in <br />the Regional Park must be made. <br />
