• <br />Landscape Plan <br />The developer is indicating sod on the perimeter and pond area. City native <br />seed mix should be specified for the pond area as well as at least a three <br />year agreement with an approved landscape company that is <br />knowledgeable in the installation and maintenance of native landscapes. <br />All sodded areas must be irrigated and shown on the plan as such. <br />Vegetation and some trees have been removed from the site. Where the <br />removal of existing vegetation has impacted the natural screening that previously <br />existed, additional plant materials should be placed in the landscape, particularly <br />on the East side where there is an adjacent residence. <br />Larger type shade trees should be planted in place of the flowering crabs. A <br />group of three crabs would be ok on the corner. <br />Grading <br />All grading in pond and buffer areas should be done with low impact track -type <br />equipment and fenced off after initial grading to prevent further compaction. All <br />soils on sodded green areas should be roto - tilled as deeply as possible. <br />All top soils should be toughly incorporated into subsoil to prevent <br />interface issue. <br />Erosion Control <br />The developer should provide a rock entrance to help keep soil on site. <br />Tree Protection <br />The Developer intends to keep the trees around the perimeter. In this case, the <br />plan should reflect the location of tree preservation fence. This fence must <br />be in place before soil disturbance occurs on the site. <br />Parking <br />There are 4 parking stalls planned for the project. The Zoning code does not <br />require any parking stall for this type of use. If the owner would like parking <br />stalls, perhaps a consideration for pervious parking should be considered. <br />Lighting <br />Attachment 3 is the lighting plan and photometric. The design meets the <br />standard for residential and commercial sides of the building. The small picture <br />of the fixture that is on Attachment 3 seems to show the type of light fixture we require. <br />
