• <br />• <br />• <br />should be noted that even though rare plants may not be found in a site survey, it <br />does not mean that rare plant seed banks do not exist and a restoration project <br />be successful in bringing these plants back. <br />Other Surface Water Credit/BMP Considerations. <br />Water from impervious surfaces should be directed to a grassy area first instead <br />of down driveways into storm sewers. This should include provision that all roof <br />drains must be directed to the grassy areas. <br />There should be a requirement that alI'turf areas be loosed before sod is placed. <br />All top soil should be completely tilled into the soil. No soils should be imported <br />or exported with out City approval. <br />Suggest a system of curb -cuts and rain - gardens along street scapes as a more <br />integrated approach to Surface Water Treatment Train. Roof top, driveway and <br />street runoff could be directed to these gardens and have a significant effect on <br />stormwater volumes leaving the site. Since Private Drive West has only two <br />storm water inlets on a very long stretch of road, the rain gardens would have <br />ample opportunity to capture surface water runoff. <br />Stormwater Pollution Prevention <br />The Developer has submitted a storm water pollution prevention plan. The plan <br />is included as Attachment 12. The plan has most of the issues covered. The <br />"Inspection and Maintenance "notes section" should add that all inspection <br />records and the SWPPP will be maintained on the site in a designated location <br />and available to inspectors at all times. The developer must state where this <br />location will be on the site. Most convenient is a mailbox. The rock entrance <br />described in the SWPPP should be at least 50 feet long. The large scale map <br />was unreadable. In addition, it is suggested that additional stockpile of 1.5 inch <br />rock be maintained on the site to top dress the entrance when rock pore space is <br />filled. The City would prefer the Infrasafe Debris Collection Device (or a suitable <br />substitute) for storm sewer inlet protection. These must be used on all <br />constructed and existing storm water inlets. If there are anticipated concerns <br />with soil movement along Ware Road, these devices should be used there. A <br />street sweeping schedule should be submitted that is acceptable to the City on <br />all interior and exterior roads used for the project. <br />Landscaping <br />Escrow money should be allocated to provide 1 tree per street frontage on all <br />new lots. A landscape plan should be submitted with a plan to screen all <br />adjacent properties that are affected. Credit for existing and preserved trees that <br />afford screening should be applied. The landscape plan should show all seeded <br />areas and the native City seed mix shown on the plan specifications. A <br />landscape contractor that is experienced with the installation of native seed <br />should be approved by the City. <br />
