AGENDA ITEM 5A <br />STAFF ORIGINATOR: Marty Asleson <br />DATE: March 29, 2006 <br />TOPIC: Legacy Town Homes /Legacy at Woods Edge <br />BACKGROUND: <br />Legacy Town Homes is located in the NE quadrant of the Legacy at Woods <br />Edge Development site. See Attachment 1. <br />Since the preliminary plan has been reviewed for Legacy of Woods Edge, input <br />is now confined to site specifics for projects programmed within the Preliminary <br />Plat approval. The landscape, lighting plan, and erosion plans are submitted as <br />review items. Surface Water issues and general landscape issues have <br />previously been brought to the Board. <br />Landscape <br />The proposed plant schedule is presented on sheet C5.0 (Attachment 4). <br />Several changes should be made to the plant schedule. Recommend changing <br />Sunburst Honeylocust to straight thornless Honeylocust. It is fairly well known <br />that Honeylocust will develop nectria canker in artificially created urban micro - <br />climates and Sunburst more so than thornless honeylocust. Sugar maples will <br />not do well in the sandy soils of Woods Edge. Red or Sunburst maples should <br />be substituted for the Sugar maples. Americanna /native (Redmond) Lindens <br />should be substituted for the Cordata /non native (Greenspire) Lindens. <br />European larch should be changed to the native Eastern Larch. Ponderosa pine <br />should be changed to native White Pine or Red Pine. <br />The area to the east of impervious areas and bordering the basin area (trail <br />location area) should be planted with native Eastern Larch in the wet to mesic <br />soils, and white oak with Red oak in the upland areas. This area including the <br />pond areas to the North and South should be placed in a Conservation <br />Easement with the City named as the easement holder. This area should be <br />planted with a City native Seed mix. No top soil should brought in for native <br />seed areas. <br />Conservation easement areas should be protected from construction impacts <br />such as compaction, debris and material stockpiling, and cement truck cleaning. <br />Top soil note in the landscape plan. Should read "all areas disturbed by <br />construction activities except for native specified seed areas should have 4 <br />inches of loam top soil thourghly incorporated into the subsoil and seeded or <br />sodded..." Again, where native plants are specified, no topsoil shall be <br />specified. <br />Raingarden and infiltration basins...should read "shall receive the City specified <br />native seed mix." <br />
