Parking Lot Islands. The large parking lot shows a number of islands. Small <br />islands do not afford desirable planting conditions for trees. Consideration <br />should be given to combining areas of smaller islands into larger islands. Further <br />consideration might be given to treating these areas with dropped curb, and <br />slopes to the islands to filter parking lot runoff. These might be formal plantings <br />with designed rain garden characteristics (would also include trees). <br />Pond Areas. All surface water areas not formally planted, or exposed pond, <br />infiltration or wetland areas should be planted with the City Native Seed mix.. All <br />native planting areas should include an annual maintenance program to insure <br />survivability. <br />RECOMMENDATION: <br />Staff recommends that the following modifications be forwarded to the Planning <br />& Zoning board for consideration: <br />1. Invasive species within the existing wetland should be eradicated as <br />part of the site development. <br />2. The site should be modified to incorporate the required 10 foot buffer <br />around the wetland. <br />3. A fueling site spill containment area should be designed into the plan. <br />4. Importing of soil shall be subject to review and approval of the City <br />Engineer. <br />5. Pond designs should incorporate the use of for -bays for pretreatment <br />and ease of maintenance. <br />6. Evaluate use of infiltration bmp's to treat parking lot runoff. <br />7. Provide adequate vehicle access to pond and infiltration areas. <br />8. A storm water maintenance agreement be executed between the City <br />and Developer which includes a maintenance schedule for native <br />planting and rain garden areas <br />9. The SWPPP be modified to incorporate the comments included in the <br />SWPPP memo <br />10. A tree preservation plan shall be submitted. <br />11. A revised landscaping plan shall be submitted in conformance with City <br />requirements including screening plan for the west side of the property, <br />rain garden planting schedules and irrigation. <br />12. The area of parking lot islands should be increased to improve planting <br />conditions. <br />13. The City Native Seed mix shall be used in all surface water <br />management and buffer areas that are not formally planted <br />ATTACHMENTS: <br />1. Location <br />2.
