• <br />Of the remaining 6 only one appears to have the potential to save. The inventory <br />notes that 340 trees are proposed to be saved. However, the vast majority of <br />these are located in the proposed Hodgson Road right -of -way and will need to be <br />removed. No preservation plan was submitted for trees identified as saved. <br />Trail <br />A pedestrian /bicycle trail is proposed across the northern portion of the site. The <br />trail extends from Hodgson Road to its connection with an existing City trail <br />located on the west side of the site. The trail alignment is generally in <br />conformance with the City's trail system plan. As noted previously the trail <br />encroaches into the required wetland buffer. The trail should be relocated <br />accordingly. <br />Lighting <br />A photometric lighting plan was submitted. The plan appears in conformance <br />with the City's lighting requirements. The plan proposes both a decorative <br />lighting fixture for street lighting as well as a standard shoebox fixture for parking <br />lot areas. All the fixtures appear to conform to the City's 90 degree cutoff <br />requirement. <br />• Landscape Plan <br />• <br />General. The Landscape Plan depicts a planting schedule of deciduous and <br />evergreen trees, shrubs and perennials. Plant materials are not adequately <br />labeled on the plan. The schedule should show ground story/cover planting <br />schedules. All tree and shrub species should be selected and identified in <br />accordance with City requirements. If there is sod planned as a ground story <br />plant, then the sod areas must be irrigated and shown as such on the plan. The <br />plan should indicate that all topsoil will be tilled into the sub -soils as deeply as <br />possible. <br />Screening /Adjacent Neighborhoods. Where commercial areas abut <br />residentially zoned properties the site is required to provide screening along the <br />boundary. The screening is required to provide 80% opacity to a minimum height <br />of six feet at time of planting. The proposed screening along the western <br />boundary of the project does not conform to this requirement. A revised planting <br />plan should be submitted in conformance with this requirement. <br />Rain Gardens. Rain gardens are shown on the grading plan. A landscaping <br />design plan for these gardens should be submitted. The plan should include a <br />detailed schedule of plants i.e, types, location, quantity. Provisions for the <br />upkeep and maintenance of these areas should be incorporated into the required <br />stormwater maintenance agreement. <br />
