• <br />Staff Originator: <br />Environmental Board <br />Meeting Date: <br />Topic: <br />Applicant: <br />BACKGROUND: <br />Request: <br />Agenda Item 7B <br />Marty Asleson <br />January 31, 2007 <br />Holiday Stationstore, Inc. <br />Amend Conditional Use Permit <br />Holiday Stationstores, Inc. <br />Holiday Stationstore, Inc. has requested to tear the existing Holiday Stationstore <br />down and rebuild on the site. <br />Site Location: <br />The Holiday Stationstore project is located on the existing Holiday Stationstore <br />site at 7509 Lake Drive (Attachment 1). This is directly across Lake Drive from <br />City Hall. The store is located in a General Business District. The total site area <br />is 165,271 sq. ft., or 3.8 acres. The new store includes a car wash and retail <br />store. <br />ANALYSIS: <br />Land Cover: <br />Not surprisingly, the existing land cover is 70 -80% impervious cover in the used <br />areas (Attachment 2). The back unused side of the station is classified as short <br />grasses on upland soils. <br />Rare and Unique Resources: <br />None to consider <br />Wetlands: <br />There are no wetlands on this site. The wetland area that is shown on the map is <br />actually an artificial hole that was dug years ago. <br />Surface Water: <br />All of the surface water from this site wants to go to the ditch just south of the <br />property. This ditch flows directly to Marshan Lake. The water is received into <br />the ditch about 1800 feet to the south (Attachment 3). <br />
