• <br />• <br />Agenda Item 7A <br />Staff Originator: Marty Asleson <br />Environmental Board <br />Meeting Date: March 28, 2007 <br />Topic: Royal Oaks /Material Storage <br />Applicant: Royal Oaks Realty <br />BACKGROUND: <br />Royal Oaks Realty stockpiled over 5000 yards of material on a site on 20th Ave. <br />Royal Oaks has been using the site as a continuous borrow /stockpile for soil. <br />The existing stockpile contains 5605 cubic yards. City Subdivision Code <br />addresses the need for a conditional use permit of any stockpiles over 5000 <br />cubic yards. <br />Request: <br />Royal Oaks Realty, requests a conditional use permit to stockpile over 5000 <br />yards of materials on a lot in the NE corner of Birch Street and 20th Ave. The <br />materials would be actively removed and stockpiled for various different projects. <br />Site Location: <br />20th Ave and Birch Street. See Attachment 1. <br />Site Data: <br />The existing stockpile is approximately 1.2 acre in size on a 9.3 acre parcel. <br />Land Use and Zoning: <br />The land is zoned Rural, but is in growth area 1. <br />ANALYSIS: <br />Land Cover: <br />Cultivated field and other hydric vegetation. <br />
