• <br />• <br />• <br />Rare and Unique Resources <br />None. <br />Parks, Natural Open Space/ Greenways and Trail System Plan: <br />Not Applicable. <br />Wetlands: <br />There is a type 3 wetland indicated on the National Wetlands Inventory located in <br />the SE corner of the site. This area may go into the area already filled on. The <br />southern part of the existing stockpile is on hydric soils with an encroaching <br />floodplain. Suggest wetland delineation be done for the site. Royal Oaks should <br />obtain RCWD permits if needed. <br />Storm Water Pollution Prevention Plan <br />This site is considered a construction site by the Minnesota Pollution Control <br />Agency. Royal Oaks needs to contact the MPCA to determine what needs to be <br />done. If a Storm Water Pollution Prevention Plan is needed than Royal Oaks <br />needs to write such a plan that conforms to NPDES and submit this plan to the <br />City for approval. This plan and inspection reports must be stored in an <br />accessible place to the City on site. <br />Tree Preservation <br />Limits of disturbance must be drawn on the site plan. If these limits are within 50 <br />feet of existing trees, than a tree preservation plan must be included as a <br />condition of permit. <br />RECOMMENDATION: <br />1. A wetland delineation should be done for the site. <br />2. The developer check with the MPCA to discuss what should be done to be <br />in compliance with NPDES, and that a storm water protection plan be <br />written and submitted to the City for review. <br />3. Obtain any needed RCWD permits. <br />4. Obtain City permit to stockpile. <br />5. Submit a tree preservation plan if needed. <br />ATTACHMENTS: <br />
