• <br />• <br />Agenda Item 5A <br />Staff Originator: Marty Asleson <br />Environmental Board <br />Meeting Date: April 25th 2007 <br />Topic: Lamotte Property Grading CUP <br />Applicant: AIT/ Del Zentgraf <br />BACKGROUND: <br />Request: To remove 90,000 cubic yards of material from the site, the <br />majority of which will be deposited in The Preserve development (Integra Homes <br />Attachment 1 & 3). Future plans include single family houses in the upland areas <br />to the east. The request proposes to mine the soils and create two rather deep <br />ponds on the site (Attachment 3). <br />Site Location: 12th Avenue and Birch Street <br />ANALYSIS: <br />Land Cover: The site consists of short grasses. The land on the east side <br />of the property is mostly upland, slopping down rather quickly to the west. This <br />area below the slope is extensive type 2 wetland and flood plain. CD 25 bisects <br />the floodplain area from south to north. <br />Rare and Unique Resources <br />The possibility exists for rare plant communities on a part of the site that does not <br />appear top be in the proposed excavation areas. <br />Parks, Natural Open Space/ Greenways and Trail System Plan: <br />The Parks Open space Greenways and Trails Plan shows this as an important <br />link and flood plain area. (Attachment 7) <br />Wetlands: <br />There is an approved Wetland Delineation for the property (Attachment 2). <br />
