• Silt fence must be properly installed and maintained when the fence <br />becomes 1/3 full. <br />Natural Resource Inventory <br />A tree inventory is included on Attachment 2. A tree preservation plan has not <br />been submitted and must be submitted before any allowed soil disturbance. <br />Requirements for the tree preservation plan are listed in the City zoning code. <br />There are no National Heritage concerns on this property for threatened, rare <br />and endangered plants or animals. <br />Flood plain is extensive on these parcels. <br />Metro Land Survey details (Attachment 3) lists the OHW (Ordinary High Water) <br />for these lots as 887.6. A source of this information should be stated for Wards <br />Lake. The OHW for Reshaneau Lake is 883.5. The OHW for Wards Lake needs <br />to be verified. <br />The Wetlands for the site have been delineated and accepted by the Rice Creek <br />Watershed District. <br />411, Watershed Issues <br />• <br />An issue that was addressed in previous review of the site when the island was <br />part of the proposed development is ground water sensitivity. Any surface water <br />treatment pond, biofiltration, rain garden or filtration type of pond must have at <br />least 3 feet of sand separation between the bottom of the proposed pond and the <br />seasonally high water table. The soil borings indicate that seasonal high ground <br />water is within 2 feet of the surface on tested parts of the site. Therefore, the <br />bottom of the treatment pond proposed must be at least three feet above stained <br />soil layers. Stained or mottled soil is an indication of water presence at the <br />mottled levels. <br />Location and elevations of the treatment pond must be built with a verified OHW <br />and ground water elevation. <br />This site should be designed with a treatment train approach to surface water. <br />All provisions of the Shoreland Overlay District must be enforced. <br />Unique resources <br />Vegetation: No known or expected. <br />Wildlife: No known on this site. <br />
