THE VISION <br />• When developed, the project should make the City proud, and provide a lasting legacy for the <br />land owners. <br />• The project should be a significant landmark, and a gateway to the community. <br />• The project should be pedestrian- friendly, while providing a convenient and safe transportation <br />system. <br />• The project should emphasize green space with an overall landscaping theme. <br />• Stormwater management should emphasize the preservation of existing on -site wetlands and the <br />creation of stormwater infiltration opportunities. <br />• Building design and siting should emphasize quality, aesthetics, clustering and shared parking. <br />SITE DEVELOPMENT STANDARDS <br />The streetscape is shaped primarily by the placement of buildings and parking lots within the <br />project's setting. This section establishes design guidelines for site planning, building massing, and <br />landscaping to control the development patterns within the Lino Lakes Commercial Development. <br />I. STREETSCAPE HIERARCHY <br />The streets within the project play a vital role in shaping the project's identity. The streets serve as <br />entries and gateways to the individual users, provide linkages between the various buildings and <br />establish the development pattern. <br />What are Streetscapes? <br />The term "streetscape" refers to the physical setting shaped by the relationships and <br />design of buildings, parking lots and structures, streets, sidewalks, landscaping and <br />other elements. <br />In addition to buildings, streets and parking lots, other streetscape elements include <br />trees and lighting. The relationship between all of these elements and the quality of <br />their design are what will shape the image and scale of Lino Lakes Commercial <br />Development. <br />
