III. LIGHTING <br />Lighting should provide continuity and consistency throughout the area. All parking lot lights shall <br />be uniform in style, color and height. Exterior wall lighting shall be encouraged to enhance the <br />building design and the adjoining landscape. Lighting styles and building fixtures shall be of a <br />design and size compatible with the building and adjacent areas. Excessive brightness shall be <br />avoided. To reduce the number of lights in larger parking fields, high performance light standards <br />shall be encouraged. <br />Parking areas will be lit with a downcast box -type fixture mounted on a 22 foot aluminum pole. The <br />light source will be a metal -halid lamp which will cast white light over the parking lot. The light <br />cast by these fixtures will be restricted to .5 lumens at the property line and shall be adjustable and <br />directional. Parking areas will be lit after dark and during hours of operation only. Wall mounted <br />security lighting located at all building entrances will also be downcast to reduce visibility from off <br />site. <br />Street lighting (Apollo Drive and private streets) shall be consistent with the City's selection for the <br />Town Center areas, which is the Lumec VR -300 lighting standard with a globe shaped light bulb <br />container that protrudes below the fixture opening. <br />In order to control site illumination and to limit glare, site lighting intensity will be limited to 1.0 <br />foot candles at the site's perimeter. <br />IV. ARCHITECTURAL DESIGN GUIDELINES <br />A. Design Character and Details: <br />The architectural character established throughout Lino Lakes Commercial <br />Development is intended to reflect a long lasting, durable, and high quality image. <br />Special attention to massing, proportions and details are encouraged. <br />B. Building Placement and Relationship to Parking <br />The intent of the master planning is to orient buildings as appropriate or allowing for <br />functional needs of shared parking, visibility from roadways and pedestrian <br />accessibility. Where feasible, buildings shall be built to minimal 30 feet setbacks <br />from Apollo Drive as to encourage an urban sense of scale. Buildings shall be <br />grouped and oriented so as to promote shared parking. Parking shall be convenient <br />and accessible from the front entrances of buildings. <br />• All developments should encourage a strong connection between the building and <br />parking areas through unified construction of elements, pedestrian path and <br />entries. <br />• Pedestrian passageways through the parking areas are encouraged. <br />
