f. Will not involve uses, activities, processes, materials, equipment and conditions or operation <br />that will be detrimental to any persons, property, or the general welfare because of excessive production of <br />traffic, noise, smoke, fumes, glare, or odors. <br />g. Will have vehicular approaches to the property which are so designed as not to create traffic <br />congestion or an interference with traffic on surrounding public thoroughfares. <br />h. Will not result in the destruction, loss, or damage of a natural, scenic or historic feature of <br />major importance. <br />i. Will conform to specific standards of this ordinance applicable to the particular use." <br />Concerning the site plan review, the proposed construction is 30 x 80 and to be located on <br />the west side of the new batch plant, immediately south of the existing restrooms. There <br />will be two entrance /exits from the additional which will house misc. kitchen equipment <br />and possible vending machines. The proposed construction is concrete wall panels to <br />match the existing exterior and will be manufactured in the shop area. No landscaping or <br />additional parking is require due to the nature of the addition and its location. <br />Staff would recommend approval of the Amended Conditional Use Permit and Site Plan <br />Review with the following conditions: <br />1. Proper building permits are obtained for all construction. <br />2. Conditions approved with previous amendments shall remain in effect. <br />OPTIONS: <br />1. Approve Amended Conditional Use Permit & Site Plan Review with conditions listed <br />above. <br />2. Return to staff for further consideration. <br />RECOMMENDATION: <br />Option 1 <br />
