The CPTED Officer has reviewed the plans and has no comments on the floor plan, <br />however, he would like to review final construction, lighting and landscaping plans when <br />complete. <br />The Planning and Zoning Board held a Public Hearing on 2/10/99 and recommended <br />approval of this Amended Conditional Use Permit and Site Plan Review with the <br />following conditions: <br />1. Proper building permits are obtained prior to construction and reviewed by both <br />the Building Inspection Department and the Fire Chief. The building permit shall <br />include an escrow deposit of 1% of the construction costs to insure completion of <br />all site improvements. <br />2. Final drainage and utility plans are reviewed and approved by the City <br />Engineer. <br />3. Permits are obtain from the Rice Creek Watershed District (approved with <br />conditions 12/23/98. <br />4. Permits are obtained from Anoka County, if necessary. <br />5. Trash handling area is indicated on the plan and properly screened from the <br />street and adjoining residential properties. Aa.5 / en t. <br />6. A lighting plan and final construction plans are reviewed by the CPTED Officer <br />and City Staff. <br />7. A landscaping plan is provided for the entire site which includes existing and <br />proposed plantings and provides screening between the parking area and adjoining <br />residential properties where it does not exist. This plan shall be subject to the <br />review and approval of the City Forester. <br />8. The Amended Conditional Use Permit and conditions of approval shall be <br />recorded with the property at Anoka County. <br />c . , b� A'0t Z .04-e si 0n pro I,N it <br />OPTIONS: <br />1. Approve conditional use permit and site plan review with conditions listed above. <br />2. Return to staff for further consideration. <br />RECOMMENDATION: <br />Option 1 <br />
