Memorandum <br />DATE: March 4, 1999 <br />TO: Mary Kay Wyland <br />FROM: John Powell, City Engineer <br />RE: Behm's Century Farm 5th Addi <br />I have reviewed the Preliminary Grading Plan dated February 17, 1999; and the <br />Preliminary Utility Plan dated February 15, 1999; which have been prepared for <br />the proposed subdivision. These documents were prepared by J C Johnson <br />Consultants, Inc. and address changes in the wetland delineation on this site. <br />My comments are as follows: <br />1. The site grading on earlier additions of this project has not yet been <br />completed. As a condition of approval, the developer should submit a <br />specific schedule for the completion of the remainder of the site grading. <br />2. Williams Pipeline has a pipeline and easement running through this site. <br />Documentation must be submitted indicating Williams approval of the <br />proposed improvements. Maintenance and accessibility of their pipeline is <br />included in the agreement documents currently under review by the City. <br />3. The watemiain loop to be constructed between the two Palomino Lane cul- <br />de -sacs must be shown. <br />4. Any preliminary drainage calculations related to alterations in the plan must <br />be submitted for review. <br />5. If it has not already been addressed, trail location disclosure requirements <br />should be considered for those properties abutting trails. Every effort should <br />be made to complete the trail grading and gravel placement prior to selling <br />any additional lots in the 5th Addition. <br />6. Permits for both grading and wetland impacts must be received from the Rice <br />Creek Watershed District and the US Army Corps of Engineers. <br />7.
