Land <br />to be included in the PDO includes only Parcel 2, Parcel 3, and Parcel 4 on the <br />preliminary plat, sheet 4/10. <br />The preliminary plat creates three new parcels: Block 1 Lot 1, Outlot A, and Outlot C. <br />These provide for a site for a McDonald's restaurant, the first part of Apollo Drive, and a <br />private road. These roads provide access to the restaurant site. These will be Phase I of <br />the PDO. The next phase will be consist of additional uses and will undergo additional <br />site review. It is unknown when the next phase(s) will occur. <br />The remaining area in the northeast quadrant will be rezoned PDO in the near future to <br />accommodate the recommendations of the Town Center design work now underway. <br />Current discussions have addressed building placement relative to the streets, street <br />landscaping, and mixed uses, possibly medium to high density residential. As part of the <br />gateway to the City, the northeast quadrant is to be part of the larger Town Center <br />functionally, thematically, and visually. At the same time, the it may have a character <br />that in some ways differs from The Village in the southeast quadrant of the freeway <br />interchange. <br />
