JADT PDO, Plat, Site Plan, CUP
April 26, 1999
page 6
will enter the site from the private road, cross in front of the building, go around the
building, and exit onto the private road.
The Zoning Ordinance requires 15 parking stalls for each 1000 sf of gross floor area. The
3590 sf requires 54 stalls. The plan provides 63 stalls. McDonald's has agreed to
eliminate the five stalls on the front of the building. This allows an outdoor area for
seating unless a playland is built.
McDonald's also has agreed to create two landscaped islands in the parking lot, one at
each end of the double row of stalls. Several trees exist at the front island location and
McDonald's will make an effort to save a tree for the island.
Stormwater
The site design includes several infiltration basins. The City and Rice Creek Watershed
District are encouraging infiltration basins rather that bringing runoff off the site. This is
an environmental design that allows water to seep back into the earth. It can save costs of
pipes as well.
Landscaping
The landscaping plan includes red oak, aspen, spruce, dogwood, daylilly, juniper,
viburnum, and cranberry bushes. The landscaping plan will be reviewed by the City
Forester.
Sign
Signage includes one pylon sign, 40 ft. in height. The trademark (arches and solid area)
and a reader board total surface area is 76 sf. Using the SC district sign standards, a
pylon sign can be up to 20% of the building face in size. The front of the building is
approximately 380 sf, which would allow 76 sf. Because the trademark arches make up a
large area of the sign, staff recommends that the total surface area be used rather than the
outside dimension of the arches. Thus, the sign conforms to the ordinance. However, all
signage is to be reviewed for approval by the Town Center Committee.
Roof signs are prohibited by code. The trademark sign on the roof of the submitted
drawing would not be permitted. The building signage will have to be analyzed after
review by the Town Center Committee.
