JADT PDO, Plat, Site Plan, CUP <br />April 26, 1999 <br />page 6 <br />will enter the site from the private road, cross in front of the building, go around the <br />building, and exit onto the private road. <br />The Zoning Ordinance requires 15 parking stalls for each 1000 sf of gross floor area. The <br />3590 sf requires 54 stalls. The plan provides 63 stalls. McDonald's has agreed to <br />eliminate the five stalls on the front of the building. This allows an outdoor area for <br />seating unless a playland is built. <br />McDonald's also has agreed to create two landscaped islands in the parking lot, one at <br />each end of the double row of stalls. Several trees exist at the front island location and <br />McDonald's will make an effort to save a tree for the island. <br />Stormwater <br />The site design includes several infiltration basins. The City and Rice Creek Watershed <br />District are encouraging infiltration basins rather that bringing runoff off the site. This is <br />an environmental design that allows water to seep back into the earth. It can save costs of <br />pipes as well. <br />Landscaping <br />The landscaping plan includes red oak, aspen, spruce, dogwood, daylilly, juniper, <br />viburnum, and cranberry bushes. The landscaping plan will be reviewed by the City <br />Forester. <br />Sign <br />Signage includes one pylon sign, 40 ft. in height. The trademark (arches and solid area) <br />and a reader board total surface area is 76 sf. Using the SC district sign standards, a <br />pylon sign can be up to 20% of the building face in size. The front of the building is <br />approximately 380 sf, which would allow 76 sf. Because the trademark arches make up a <br />large area of the sign, staff recommends that the total surface area be used rather than the <br />outside dimension of the arches. Thus, the sign conforms to the ordinance. However, all <br />signage is to be reviewed for approval by the Town Center Committee. <br />Roof signs are prohibited by code. The trademark sign on the roof of the submitted <br />drawing would not be permitted. The building signage will have to be analyzed after <br />review by the Town Center Committee. <br />
