Traffic generation by the proposed use is within capabilities of streets serving the <br />property. <br />Lake Drive can accommodate the traffic generated by uses on the site. <br />SITE PLAN; McDONALD'S SITE <br />Structure <br />The restaurant building is approximately 3590 sf. The external design of the building has <br />been under discussion. McDonald's submitted their current standard design, with red <br />roof, ornamental light beams on the roof, and red brick around the lower wall. The front <br />and front half of one side of the building would be glass windows. The remaining walls <br />would be white. The side of the building with drive -up windows would be white. <br />It is possible that a playland will be added in the future. The actual building design will <br />be reviewed by the Town Center Committee on Tuesday April 13. Staff will bring the <br />Committee's recommendation to the P & Z meeting. <br />The trash area is properly screened with fencing. <br />Roads, Circulation and Parking <br />The submitted plan includes a new extension of Apollo Drive in a 100 ft. right of way. <br />The first section would be divided for approximately 220 ft., with 24 ft. pavement in each <br />direction. A private road to the south provides access to the site for westbound vehicles <br />on Apollo. <br />A driveway access from the eastbound lane of Apollo provides for in and out traffic on <br />the plan. McDonald's has agreed to make this a right -in only to prevent vehicles from <br />exiting onto eastbound Apollo and making a U- turn around the divider to go westbound. <br />Exiting vehicles will use the access to the private road on the east of the site. <br />The private road also provides access to vehicles heading westbound on Apollo via a <br />driveway. McDonald's also has agreed to make the driveway meet the private road at a <br />right angle. This will make a straight drive lane across the building front and enlarge the <br />"island" with an infiltration pond and landscaping along Apollo Drive. <br />Drivers entering from eastbound Apollo and using the drive - through will enter the site, <br />go around the building, and exit onto the private road.
