He is calling the project Peregrine Pass. The project is going <br />through the City's new Preservation Development process. The applications include an <br />amendment to the existing Comprehensive Plan including allocating MUSA from the <br />existing reserve, a rezoning to planned development overlay, and approval of the <br />preliminary development plan/plat. <br />This report is based on the following submittals: <br />Preliminary Plat <br />Preliminary Grading Plan <br />Preliminary Utility Plan <br />Project Narrative, PDO <br />Park Dedication Narrative <br />3/19/99, revised 4/1/99 <br />3/22/99, revised 4/1/99 <br />3/22/99 <br />received 3/23/99 <br />received 3/23/99 <br />The existing 1990 Comprehensive Plan land use map guides the site for Rural use. The <br />draft 1998 Plan guides the site for low density sewered residential use. The draft Plan <br />shows the site in a stage 1 growth area. An amendment to the existing Plan is needed to <br />allow this development. If the draft 1998 Plan is approved, the Plan amendment will be <br />unnecessary. <br />The site is zoned rural. A Planned Development Overlay is a rezoning. If approved by <br />the City Council, the site will be shown as PDO on the zoning map. This is the first <br />reading of the rezoning ordinance. The second reading would be at the May 10 City <br />Council meeting. <br />
