Standards not specifically addressed in the development and conditions of approval <br />plan will be those in the Zoning Ordinance. <br />11. Buyers shall be notified by the developer of the wetland buffer easement and a copy <br />of each notification sent to the City. <br />12. Developer shall provide safe passage to connect the north end of the trail to the road <br />pavement. Design shall obtain approval of the City Engineer. <br />13. A tree preservation plan shall be prepared in cooperation with the City Forester. <br />14. The City Forester shall prepare a list of vegetation/seeds that are permissible in the <br />wetland buffer that will be protected by the easement. <br />15. Whenever feasible, buildings will be designed so that the garages of neighboring <br />properties will both be on the sides of the houses near the shared lot line. <br />16. Driveways shall be minimized to reduce impervious surface. Single driveways shall <br />be from 12 ft. to 16 ft. wide. Shared driveways shall be 20 ft. to 24 ft. wide. <br />OPTIONS <br />1. Approve amendment to Comprehensive Plan, from Rural to Single Family <br />Residential, including MUSA from MUSA reserve, based on the finding that the <br />project meets the criteria as described in this report. <br />2. Approve rezone to PDO Preservation Development Plat based on the findings in this <br />report. <br />3. Approve Preliminary Development Plan/Plat with conditions outlined above. <br />4.
