The City owns four lots <br />consisting of about four acres. The old police station is on lot. American Legion Post <br />566 has submitted an application that involves converting the old Lino Lakes police <br />station to a new Legion building. The actions before the P & Z tonight include a <br />rezoning, a conditional use permit, and a site and building plan review. <br />REZONING <br />The site currently is zoned Neighborhood Business. The request is to rezone the property <br />to General Business. Neither private clubs nor liquor licenses are allowed in the NB <br />district. <br />We cannot rezone one lot consisting of one acre. Therefore, the proposal under <br />consideration is to rezone the entire four acres to GB. <br />Findings for Rezoning <br />As stated in the Zoning Ordinance, the Planning and Zoning Board shall consider <br />possible adverse effects of the proposed amendment. Its judgement shall be based upon, <br />but not limited to, the following factors: <br />1. The proposed action has been considered in relation to the specific policies and <br />provisions of and has been found to be consistent with the official City <br />Comprehensive Plan. <br />The existing 1990 Comprehensive Plan land use plan guides the land for single family <br />residential use. The rezoning would not be consistent with this. However, the draft 1998 <br />
