• <br />Memorandum <br />TO: Jeff Smyser <br />FROM: John Powell <br />DATE: July 9, 1999 <br />RE: American Legion Post 556 — Revised Site Plan <br />A revised Site Plan for the referenced project dated June 30, 1999, was <br />submitted to the City on that same date. My comments on the revised plan are <br />as follows: <br />1. The applicant's engineer and I met with Kate Drewry of the Rice Creek <br />Watershed District on June 21, 1999. The revised plan incorporates <br />infiltration practices which are consistent with other developing sites in the <br />City. The proposed pond in the southwest corner of the site can be expanded <br />to the south to serve adjacent properties. <br />The proposed ponds have been re- oriented to reduce the amount of tree <br />removal. However, the sideslopes of the ponds are still very steep <br />approaching 1:1 in many locations. The pond slopes must be adjusted to 3:1. <br />2. The applicant's proposed location of the driveway to serve the adjacent <br />properties has been shown on a reduced and faxed version of the site plan. <br />This information should be shown on the official plan. The location of this <br />driveway is subject to comment by the Anoka County Highway Department. <br />3. Drainage easements must be placed over the pond areas; an ingress/egress <br />easement must be placed over the driveway area to be used by neighboring <br />properties; and a utility easement must be placed over the City utilities. <br />These easements are to be dedicated, and recorded with Anoka County, at <br />no cost to the City. <br />4. Although the elevation of the sanitary sewer and watermain have been <br />added, the routing of these services through the site is not shown. <br />5.
