MEETING DATE: July 26, 1999 <br />TOPIC: <br />- Preliminary Plat <br />Highland Meadows East, 79th St, west of Lake Drive <br />VOTE REQUIRED: 3/5 <br />BACKGROUND <br />The application from North Suburban Development, Inc. is for a preliminary plat of 6.43 <br />acres. The first proposed plat would create seven residential lots and two outlots. Two <br />existing homes would remain. However, at the P & Z hearing, this was reduced to four <br />new house sites, as described below. Overall density would be approximately 2.2 units <br />per acre for six platted lots, including the right of way dedication but not including <br />outlots. Future density in the outlots is unknown. <br />ANALYSIS <br />Land Use and Zoning <br />The entire site is within the existing MUSA. The existing 1990 Comprehensive Plan <br />guides the site for single family residential. The draft 1998 Plan guides the site for <br />medium density residential. The PDO also includes townhomes in the area abutting the <br />west side of Outlot A. <br />The single family lots in this Highland Meadows East plat will provide a row of single <br />family homes along the frontage of 79th St., consistent with the existing homes on the <br />
