• <br />• <br />• <br />Highland Meadows East <br />July 26, 1999 <br />page 4 <br />CONDITIONS OF APPROVAL <br />The following conditions of approval should apply: <br />1. Lot 1 Block 2 shall be increased in depth to meet the 135 ft requirement. <br />2. Lot 2 Block 2 shall be combined into a larger Outlot B. - <br />3. Park dedication shall consist of $2000 based on $500 per new house site. Future <br />development of Outlot A and Outlot B will require additional park dedication. <br />4. Trees of 8 inch or greater diameter shall be replaced on a 1:1 caliper inch basis on the <br />development site with trees of species specified by the City Forester. <br />5. A tree shall be placed along the frontage on each lot. <br />6. Seed mixtures shall be determined by the City Forester. <br />7. All permits required by the Rice Creek Watershed District shall be obtained prior to <br />any site grading. <br />8. Utility, grading, and drainage plans shall obtain required approvals from the City <br />Engineer and Rice Creek Watershed District. <br />9. The developer shall be responsible for improving 79th St. to Lake Drive as part of the <br />Highland Meadows project, and for dedication of right of way as part of Highland <br />Meadows East as recommended by the City Engineer. <br />10. A right of entry shall be granted to allow installation of utilities. <br />11. Existing septic systems shall be abandoned when City utilities are available. <br />12. Construction access shall be on 79th St. and shall not be Nancy Drive. <br />13. House and garage elevations and house style shall be included on a revised plan to be <br />submitted before City Council review. <br />14. The City Engineer's comments in his July 7 memo shall be addressed to his <br />satisfaction. <br />15. The preliminary plat and grading /drainage plan shall be revised to reflect these <br />conditions of approval and submitted by the end of the working day July 19 to be <br />properly reviewed by City staff if the application is to be put on the City Council <br />
