It is <br />intended to explore feasible options, assist the City with its discussions with developers, and <br />encourage public interest and discussion on the Town Center's character. <br />TOWN CENTER MASTER PLANNING & DEVELOPMENT STANDARDS <br />11 Land Use, Circulation and Open Space Diagrams $10,000 <br />We will develop Land Use and Circulation Diagram for the entire Town Center area. We will also <br />develop an Open Space Diagram showing valuable habitat and suggesting recreational open space, <br />as well as a conceptual naturalized drainage network. <br />Products: Recommended Town Center Land Use & Connections <br />Proposed Open Space Network (Recreation & Drainage Features) <br />21 Master Plan of Northeast Quadrant $20,000 <br />We will develop a Preliminary Master Plan (at 1" =100') that describes land uses /intensities, <br />building /open space configurations, and circulation patterns. A statistical summary will <br />accompany the Master Plan and describe floor area, unit counts, and parking for the various <br />commercial, residential and civic elements. Stakeholder also <br />present an valuable resource and can provide essential market and environmental information. <br />Matthew Taecker will travel to Lino Lakes to present interim sketches and identify critical <br />determinants. During this 1.5 -day, small "hands -on" work sessions will engage key property <br />owners, developers, environmentalists, engineers, and community leaders.
