• • • 4] Revisions to Master Plan of Southeast Quadrant $5,000 We will revise the Preliminary Master Plan (at 1" =100') of the "Village" based upon our site visit, stakeholder comments, and refined environmental concerns. The revised plan will depict land uses /intensities, building /open space configurations, and circulation patterns. A statistical summary will accompany the Master Plan and describe floor area, unit counts, and parking for the various commercial, residential and civic elements. A shared parking analysis will also be performed. Prior to finalizing the Preliminary Master Plan, an interim sketch of the Master Plan will be provided for review and comment by City staff and during the Workshop described below. Products: Interim Sketch -- Preliminary Master Plan -- Revised Statistical Summary Shared Parking Analysis Presentation Plan -- Preliminary Master Plan (joined with Northeast Master Plan) Statistical Summary Shared Parking Analysis 5] Street Sections and Parking $4,000 Critical street sections developed previously will be revised and expanded to include all streets in the area. In addition, critical intersections and critical parking configurations will also be analyzed and illustrated. We will coordinate closely with the City's public works and fire departments to ensure acceptance of these materials. Products: Revised and Expanded Street Sections Intersection Plans Parking Analysis 6] Parks and Open Space Schematic Design $6,000 We will refine the open space diagram developed previously and develop a schematic plan for the two "village greens" expected. We will also develop diagrams for other active open spaces, such as linear parks, pocket parks, tot -lots or amphitheater areas. Techniques for maintaining mature woodlands, encouraging naturalized solutions to drainage, and taking advantage of scenic views will be diagrammed. Products: Revised Open Space Framework Diagrams Village Green Schematic Plans Diagrams 7] Development Standards and Typical Building Types $30,000 Development Standards and Typical Building Types for each land use will be developed. Urban and architectural controls will be developed for the various residential, commercial and mixed use types to enhance the Town Center's pedestrian- orientation and character. Calthorpe Associates will develop text and diagrams to guide: • building configuration, setbacks and "build -to" lines; • building height and bulk; • permitted intensities; • parking standards; • residential and commercial interfaces (scale, noise & privacy);
