• <br />• <br />• <br />4] Revisions to Master Plan of Southeast Quadrant $5,000 <br />We will revise the Preliminary Master Plan (at 1" =100') of the "Village" based upon our site visit, <br />stakeholder comments, and refined environmental concerns. The revised plan will depict land <br />uses /intensities, building /open space configurations, and circulation patterns. A statistical <br />summary will accompany the Master Plan and describe floor area, unit counts, and parking for the <br />various commercial, residential and civic elements. A shared parking analysis will also be <br />performed. In addition, critical intersections and critical parking configurations will also be <br />analyzed and illustrated. We will also develop diagrams for other active open spaces, such <br />as linear parks, pocket parks, tot -lots or amphitheater areas. Techniques for maintaining mature <br />woodlands, encouraging naturalized solutions to drainage, and taking advantage of scenic views <br />will be diagrammed. <br />Products: Revised Open Space Framework Diagrams <br />Village Green Schematic Plans <br />Diagrams <br />7] Development Standards and Typical Building Types $30,000 <br />Development Standards and Typical Building Types for each land use will be developed. Urban <br />and architectural controls will be developed for the various residential, commercial and mixed use <br />types to enhance the Town Center's pedestrian- orientation and character. Calthorpe Associates <br />will develop text and diagrams to guide: <br />• building configuration, setbacks and "build -to" lines; <br />• building height and bulk; <br />• permitted intensities; <br />• parking standards; <br />• residential and commercial interfaces (scale, noise & privacy); <br />
