(GPG) is pleased to respond to your request for retail market <br />analysis services, for' town center project in Lino Lakes, Minnesota. Based recent <br />discussions, GPG recommends that the focus of this effort be to aid you in determining <br />viable retail development. Specifically, GPG's services described in this proposal will be to <br />assist the City of Lino Lakes (LL) to identify the potential size, scale, mix and phasing for <br />the proposed New Town retail development at the intersection of 1 -35W and Lake Drive, in <br />the City of Lino Lakes, Minnesota. <br />GPG is uniquely qualified to provide the services required for this consulting project as a <br />result of our knowledge and expertise in providing diversified real estate consulting <br />services. Commercial void market analysis can be accomplished most effectively by <br />individuals with extensive prior experience in these types of projects. We are fortunate in <br />having senior staff with extensive experience in analyzing and consulting on all forms of <br />real estate market research, planning, development, and design, including multi -use <br />commercial developments. <br />Our experience and expertise allow us to formulate and refine a proven and focused <br />approach to accomplish the tasks required to assist you with the analysis of the development <br />potential for this property.
