The Development Standards and Design Guidelines are intended as a source document to guide developers and future revisions to current Zoning provisions. The proposed budget assumes that these materials need not be developed to an "ordinance level" of detail. Products: Design Guidelines for Town Center 8] Optional Renderings Bird's- eye - $4,000; Street level - $2,500 Perspective renderings are valuable public presentation marketing resources. Bird's -eye and street - level perspective renderings will be prepared which illustrate key views of and within the project. 9] Refined Master Plan & Design Review Time & Materials Refinements to the Master Plans (at 1" =100') may be necessitated by changing City and developer preferences, and by technical constraints. A statistical summary will accompany each Master Plan. We will also coordinate with the project's civil engineer (to be retained by the City) as they prepare a Tentative Map, and with developer architects as they prepare drawings for individual parcels. 10] Public Presentation & Working Sessions Time & Materials Matthew Taecker will travel to Lino Lakes to present the Master Plans, Development Standards and Design Guidelines to citizens and the City Council. We are committed to the success of this project and will make additional trips as needed. Products: One -Day Visit, Public Presentation & Working Session with staff. TOTAL (less Tasks 8, 9 & 10) $80,000 We bill for fixed fee tasks monthly on a percentage of task completed; these fee limits include associated expenses. For those tasks labeled T &M or beyond this Scope, we bill on a Time & Materials basis consistent with the attached Billing Policy statement. This agreement also includes the General Conditions of Agreement (Exhibit B) from the AIA standard contract document B151. Finally, we will apply the $10,000 deposit you provided for Phase 1 to begin work, which will be credited to the final invoice for this project.
