Fencing /landscaping: The applicant has provided a sketch and letter indicating <br />that additional screening will be provided along the south property line by the <br />extension of the existing board on board fence to the south/westerly property line. <br />Staff would suggest some additional evergreen plantings, similar to the existing <br />plantings, on the north side of the fence to act as an additional sound barrier <br />between the parking area and the south property line. <br />In summary, staff would recommend approval of this Amended Conditional Use Permit <br />with the following conditions: <br />1. Proper permits be obtained from all affected agencies. <br />2. The City Engineer review the ponding survey to confirm compliance. <br />3. Site lighting shall conform to the requirements of the Zoning Ordinance in <br />relation to light and glare and the applicant shall supply a photometric lighting <br />plan to confirm compliance. <br />4. A 6' board on board fence shall be installed along the south property line to the <br />south/west corner of the site. Additional evergreens shall be planted along the <br />new fence line to provide a double row of evergreens, 10 feet apart. <br />5. The parking lot shall be striped to provide ten (10) tractor /trailer parking <br />spaces in designated areas only. <br />6. Conditions 1 through 8, contained in the original permit, granted May 11, 1992 <br />shall be made a part of this permit (conditions attached) <br />7. All conditions of approval shall be met prior to start-up of the two new pump <br />islands. <br />OPTIONS: <br />1. Approve Amended Conditional Use Permit with conditions outlined above. <br />2. Deny Amended Conditional Use Permit <br />RECOMMENDATION: <br />Option 1 <br />
