Some of the conditions have been <br />included on the revised drawings, dated 12/1/99, all others are referenced in this <br />letter. Both Planning and Engineering related comments are addressed below: <br />1. Lighting in the parking lot will meet city criteria that light levels at the <br />property lines shall not exceed .4 foot candles. Lighting has been removed <br />along the south side of the property. Parking lot lighting shall only be `on' <br />as needed to maintain general parking lot safety for vehicles and pedestrians. <br />2. All conditions that were included as part of the Vadnais Lake Area Water <br />Management Organization's approval are agreed to. The project was <br />approved by VLAWMO on 11/15/99. <br />3. A monument sign is designated on the site plan along Centerville Road. <br />The monument sign will conform to city ordinances, and a sign permit will <br />be applied for at the appropriate time. <br />4. We understand Anoka County needs to approve and issue permits for access <br />to Centerville Road, and the turn lanes which have been submitted as part of <br />this project. Complete plans and specifications for this work will be <br />submitted for approval and permits to Anoka County prior to building <br />permit application. <br />5. The septic system designed for the site shall meet state, county and city <br />requirements. <br />6. The three separate lots will be combined into one tax parcel, without re- <br />platting. <br />7. All rooftop equipment will be screened by either the building's parapet, or a <br />metal screening material to match the building. All screening will be <br />subject to City staff review and approval at time of building permit issuance. <br />8. We understand the approval of this project is for Phase I building only and <br />
