•
•
Sherman 12/1/99 p.2
does not apply to the Phase II building. An amendment to the Conditional
Use Permit will be required for Phase II.
9. The building is required to be completely fire sprinklered. Since nc city
water or sewer is available to the site, a system will be installed which
incorporates a storage tank for the sprinkler system. Plans for the system
will be submitted for approval by the Fire Marshall prior to building permit
application.
10. The architect and church selected the preliminary exterior colors of the
building to blend with the natural environment. Earth tones such as
sandstone, green and blues are used to establish a natural presence with the
environment. We agree to review these finishes and colors with City staff.
11. Bike path access through the site or adjacent to Centerville Road is a
liability concern for the church. It is our belief that space for a path should
be allotted along Centerville Road in the newly expanded right -of -way for
the bike path. The church has agreed to provide an easement through the
site for a wood chip walking path as shown on the submitted plans.
12. The storm water pond is not designed as an infiltration basin due to the high
water table adjacent to Lake Amelia.
13. Due to site elevations, Phase I of the project parking areas are not able to be
sheet drained to the pond. Phase II of the project may allow sheet draining
of those parking areas into the pond.
Majestic Pines Community Church agrees to these conditions and items which
have been incorporated into the revised drawings, dated 12/1/99.
Sincerely,
Rev. Stephen K. Valentine
Sr. Pastor, Majestic Pines Community Church
SKV:slm
