11. Comments of other City staff. <br />ISSUES <br />Lot Area Requirements. As shown below, the subject site exceeds minimum lot area <br />requirements of the GB, General Business District. <br />Setbacks. As a result of the proposed Apollo Drive extension, it is anticipated that a <br />triangular shaped remnant parcel will be added to the subject parcel. Thus, street setback <br />requirements must be imposed on the property's south side. The Zoning Ordinance stipulates that not more than 75 percent of the site <br />may be covered by buildings and parking areas (resulting in not less than 25 percent open <br />space).
