11. Comments of other City staff. <br />ISSUES <br />Lot Area Requirements. As shown below, the subject site exceeds minimum lot area <br />requirements of the GB, General Business District. <br />Setbacks. As a result of the proposed Apollo Drive extension, it is anticipated that a <br />triangular shaped remnant parcel will be added to the subject parcel. Thus, street setback <br />requirements must be imposed on the property's south side. As shown below, all <br />applicable building and parking lot setbacks have been satisfied. <br />Required <br />Proposed <br />Lot Area <br />20,000 square feet <br />35,400 square feet <br />Lot Width <br />100 feet <br />138 feet <br />Setbacks. As a result of the proposed Apollo Drive extension, it is anticipated that a <br />triangular shaped remnant parcel will be added to the subject parcel. Thus, street setback <br />requirements must be imposed on the property's south side. As shown below, all <br />applicable building and parking lot setbacks have been satisfied. <br />Notes: Setback determinations based upon proposed lot configuration. <br />Both Apollo Drive and Lake Drive are designated arterial or collector streets. <br />Building Height. According to the Zoning Ordinance, no building within a GB Zoning <br />District may exceed 45 feet in height. At 18 feet in height, the proposed bank complies <br />with the Ordinance requirement. <br />Green Area. The Zoning Ordinance stipulates that not more than 75 percent of the site <br />may be covered by buildings and parking areas (resulting in not less than 25 percent open <br />space).
